1. Who we are

arcly (we, us) provides an Australian property research and analysis platform. We are committed to handling personal information in accordance with the Privacy Act 1988 (Cth) and the Australian Privacy Principles (APPs).

2. What personal information we collect

The types of personal information we may collect include:

  • Identification details such as your name, email address, password (hashed) and contact details.
  • Account and profile information, including your role (e.g. investor, adviser, buyer's agent), markets of interest and preferences you set in onboarding.
  • Billing and subscription information (handled by our payment processors), such as plan type, billing history and partial payment method details (we do not store full card numbers).
  • Property and project information you input, including addresses, renovation budgets, portfolio structures and deal notes.
  • Usage data such as pages visited, features used, device information, browser type, IP address, timestamps and error logs.
  • Images and files you upload (for example property photos, logos or documents) to support AI features and project tracking.

3. How we collect personal information

We collect personal information directly from you when you:

  • Create an account or sign in via an identity provider.
  • Complete onboarding steps or update your settings.
  • Enter property, project or portfolio data into the Service.
  • Upload photos, documents or other files.
  • Contact us for support or provide feedback.

We may also collect information automatically via cookies and similar technologies when you use arcly, including for analytics, security and performance purposes.

4. Why we collect, use and disclose personal information

We collect, use and disclose personal information for purposes including:

  • To create and manage your arcly account and subscriptions.
  • To provide, operate and maintain the Service.
  • To personalise your dashboards, calculators and AI outputs.
  • To communicate with you about the Service, including updates, tips and important notices.
  • To monitor performance, troubleshoot and improve the Service.
  • To detect, prevent and address fraud, abuse, security and technical issues.
  • To comply with legal obligations and respond to lawful requests.

5. Automated decision-making & AI transparency (2026)

arcly uses automated decision‑making and artificial intelligence in a number of features, including:

  • Photo analysis to suggest renovation buckets and rough cost ranges.
  • Risk heatmaps and scoring for deals and portfolios.
  • AI‑generated summaries, notes and investor pitch materials.

These systems use your inputs (e.g. photos, numbers, notes) together with models we host or access from third‑party AI providers. Outputs are intended to support, not replace, your own judgment and professional advice.

We do not make binding decisions about you (such as credit approval or loan assessment) solely using automated means.

Where required by evolving Australian and international guidance on automated decision‑making, we will:

  • clearly label AI‑generated content in the interface;
  • provide high‑level explanations of what inputs are used and why; and
  • give you a way to contact us if you believe an AI output is incorrect, biased or harmful so we can review it.

6. Disclosure to third parties & overseas recipients

We may disclose personal information to third‑party service providers that help us operate arcly, including hosting providers, analytics tools, customer support platforms, payment processors and AI infrastructure providers. Some of these providers may be located outside Australia.

Current key third‑party providers include:

  • Clerk — user authentication and account management (US-based)
  • Vercel — web hosting and deployment (US-based)
  • Stripe — payment processing (US-based)
  • Anthropic — powers AI photo analysis, listing extraction, note summaries, portfolio analysis and Ask Ticker chat (US-based)
  • Resend — sends transactional emails (US-based)
  • Upstash — stores rate limiting counters (US-based)
  • Supabase — subscription and account data storage (Australia-hosted Postgres)

Where reasonable, we take steps to ensure that overseas recipients protect personal information in a way that is consistent with the APPs, including by using appropriate contractual safeguards.

7. Cookies & analytics

arcly uses cookies, local storage and similar technologies to:

  • keep you signed in and maintain session security;
  • remember your settings and preferences; and
  • collect aggregated analytics about how the Service is used so we can improve it.

8. Data security & retention

We take reasonable steps to protect personal information from misuse, interference, loss and unauthorised access, modification or disclosure. However, no online service can be guaranteed as 100% secure.

We retain personal information for as long as reasonably necessary to provide the Service, comply with legal obligations, resolve disputes and enforce our agreements. When information is no longer needed, we will take reasonable steps to de‑identify or destroy it.

9. Access, correction & your rights

You may request access to personal information we hold about you and request corrections if you believe it is inaccurate, out‑of‑date, incomplete, irrelevant or misleading. We will respond to requests within a reasonable time and in accordance with the Privacy Act.

10. Marketing communications

We may send you emails or in‑app messages about new features, guides or offers where you have opted in to receive them. You can opt out of marketing communications at any time by using the unsubscribe link or contacting us. We may still send important service or legal notices regardless of marketing preferences.

11. Links to other services

arcly may contain links to third‑party websites or services. We are not responsible for the privacy practices or content of those third parties, and you should review their policies separately.

12. Changes to this Privacy Policy

We may update this Privacy Policy from time to time to reflect changes in law, technology or our services. When we do, we will update the "Last updated" date above and, where appropriate, provide additional notice in the app.
